Une chose est s\u00fbre : il n&rsquo;est pas n\u00e9cessaire de r\u00e9inventer la roue.<\/h5>\n<p>La construction est une activit\u00e9 locale et les b\u00e2timents sont l&rsquo;expression de la culture locale. Par cons\u00e9quent, les lois, les normes et les styles de construction varient d&rsquo;un pays \u00e0 l&rsquo;autre. Dans ce contexte, il est r\u00e9guli\u00e8rement question de l&rsquo;abondance ou de la confusion des normes et des labels dans le domaine de la construction durable ou de l&rsquo;immobilier durable. Toutefois, si l&rsquo;on fait abstraction des normes internationales, on obtient un ensemble d&rsquo;instruments tout \u00e0 fait coh\u00e9rent.<\/p>\n<p>Pour plus de clart\u00e9, il y a lieu d\u2019\u00e9tablir une distinction entre le b\u00e2timent et le portefeuille. Le standard de construction initi\u00e9, financ\u00e9 et promu par l&rsquo;OFEN se base sur la norme \u00ab SIA 112\/1 Construction Durable \u2013 B\u00e2timent \u00bb, avec laquelle les sp\u00e9cialistes se sont mis d&rsquo;accord d\u00e8s 2004 sur les caract\u00e9ristiques claires d&rsquo;un b\u00e2timent durable. Avec le SNBS B\u00e2timent, ces contenus ont ensuite \u00e9t\u00e9 transpos\u00e9s dans un instrument de planification. En suivant ces normes, mais en les adaptant et en les retravaillant pour l&rsquo;analyse des biens existants, le march\u00e9 dispose d\u00e9sormais, avec le Swiss Sustainable Real Estate Index (SSREI), d&rsquo;une approche globale d&rsquo;\u00e9valuation de portefeuille. Le SNBS B\u00e2timent pour la construction et le SSREI pour l&rsquo;\u00e9valuation du parc immobilier constituent aujourd&rsquo;hui les deux piliers de l&rsquo;immobilier durable en Suisse.<\/p>\n<h5>D\u00e9velopper des standards sp\u00e9cifiques \u00e0 chaque pays<\/h5>\n<p>Pour les raisons mentionn\u00e9es dans l&rsquo;introduction, il est essentiel de d\u00e9velopper des standards sp\u00e9cifiques \u00e0 chaque pays et de les adapter aux conditions locales. D&rsquo;autre part, pour les acteurs actifs et orient\u00e9s vers l&rsquo;international, comme les produits d&rsquo;investissement immobilier, etc., il est essentiel que ces normes locales soient \u00e9galement prises en compte \u00e0 l&rsquo;\u00e9chelle internationale &#8211; dans le secteur de l&rsquo;immobilier, notamment la reconnaissance par le Global Real Estate Sustainability Benchmark (GRESB), l&rsquo;indice de r\u00e9f\u00e9rence mondial pour la gestion immobili\u00e8re durable.<\/p>\n<p>Tant le SNBS B\u00e2timent que le SSREI disposent d&rsquo;une reconnaissance \u00e0 cet \u00e9gard. SSREI ne se qualifie pas seulement en tant qu&rsquo;outil d&rsquo;\u00e9valuation de portefeuille complet, mais le GRESB reconna\u00eet le SSREI comme une distinction \u00e9quivalente au certificat d&rsquo;inventaire.
