Cependant, l\u2019accent reste mis sur l\u2019optimisation \u00e9cologique.<\/h5>\n<p>Comme l\u2019indique l\u2019\u00e9conomiste Maciej Skoczek de la recherche en investissement chez UBS dans son rapport r\u00e9cemment publi\u00e9, les fonds de placement immobilier cot\u00e9s \u00e0 la bourse suisse sont de plus en plus engag\u00e9s en mati\u00e8re de durabilit\u00e9.<\/p>\n<h5>Les rapports cr\u00e9ent la transparence<\/h5>\n<p>On part du principe que la grande majorit\u00e9 des fonds immobiliers publieront un rapport de d\u00e9veloppement durable cette ann\u00e9e &#8211; ce qui est certainement bien accueilli pour un investisseur et aussi de plus en plus exig\u00e9 par les r\u00e9gulateurs (voir la rubrique sur le th\u00e8me des \u00abexigences r\u00e9glementaires\u00bb).<\/p>\n<h5>Orientation \u00e9cologique<\/h5>\n<p>Cependant, l\u2019accent reste mis sur l\u2019optimisation \u00e9cologique et \u00e9nerg\u00e9tique &#8211; ce n\u2019est pas vraiment une surprise car le parc immobilier existant est responsable d\u2019une part importante des \u00e9missions de gaz \u00e0 effet de serre. De plus, il existe, ici, un effet de levier important, plus facile \u00e0 mesurer et capable de fournir des r\u00e9sultats rapides.<\/p>\n<h5>R\u00e9f\u00e9rentiels en mati\u00e8re de durabilit\u00e9<\/h5>\n<p>On constate en outre que pr\u00e8s de la moiti\u00e9 des produits des fonds examin\u00e9s (18 sur 40) utilisent d\u00e9sormais les grilles de notation GRESB et SSREI. Par rapport aux autres fonds, ces produits ont enregistr\u00e9 une performance sup\u00e9rieure de 1,5 point de pourcentage par an au cours de la p\u00e9riode d\u2019observation depuis 2015.<br \/>\nCependant, ces diff\u00e9rences ne peuvent pas \u00eatre attribu\u00e9es exclusivement aux efforts sp\u00e9cifiques \u00e0 la durabilit\u00e9.<br \/>\nN\u00e9anmoins, des engagements correspondants devraient encore permettre d\u2019accro\u00eetre l\u2019attractivit\u00e9 de cette classe d\u2019actifs.<\/p>\n<p><a href=\"https:\/\/ssrei.ch\/PDF\/UBS_Fonds_immobiliers_suisses-la_durabilit\u00e9_compar\u00e9e.pdf\">Consulter le rapport<\/a><\/p>\n<h5>Rubrique: exigences r\u00e9glementaires<\/h5>\n<p>Comme l\u2019a r\u00e9cemment d\u00e9clar\u00e9 l\u2019Autorit\u00e9 f\u00e9d\u00e9rale de surveillance des march\u00e9s financiers (FINMA) dans sa communication intitul\u00e9e \u00abla transparence des placements collectifs avec une politique d\u2019investissement durable\u00bb, il est temps de mettre un terme aux promesses trompeuses concernant les biens durables des produits d\u2019investissement (greenwashing). Des dispositions concr\u00e8tes ont d\u00e9j\u00e0 \u00e9t\u00e9 formul\u00e9es pour assurer la transparence \u00e0 cet \u00e9gard. \u00c0 l\u2019avenir, il sera \u00e9galement n\u00e9cessaire de consigner par \u00e9crit, de mani\u00e8re uniforme, le fait que et la mani\u00e8re dont ces investissements en capital, annonc\u00e9s comme tels, remplissent v\u00e9ritablement leur promesse en mati\u00e8re de durabilit\u00e9.
