Une analyse des risques fondamentaux.<\/h5>\n<p>La d\u00e9mographie alimente la dynamique du march\u00e9 hypoth\u00e9caire suisse. Alors que la Suisse a longtemps profit\u00e9 d\u2019une croissance robuste de la population, des ruptures r\u00e9gionales \u00e9videntes se dessinent. Nos analyses montrent que ces diff\u00e9rences vont continuer \u00e0 s\u2019accentuer.<\/p>\n<p>Dans le sc\u00e9nario de r\u00e9f\u00e9rence, nous partons de l\u2019hypoth\u00e8se qu\u2019en 2041 la Suisse comptera 10 millions d\u2019habitants. Pour l\u2019\u00e9volution des prix immobiliers, c\u2019est surtout l\u2019\u00e9volution de la population en \u00e2ge de travailler qui est d\u00e9terminante, car ce sont ces personnes qui fondent des familles, augmentent leurs besoins en logement, obtiennent des hypoth\u00e8ques et ach\u00e8tent des biens immobiliers. Nous comparons donc la croissance de ce groupe d\u2019\u00e2ge dans les diff\u00e9rentes grandes r\u00e9gions du march\u00e9 du travail entre aujourd\u2019hui et 2040.<\/p>\n<p>Les diff\u00e9rences sont marqu\u00e9es. La population en \u00e2ge de travailler cro\u00eet le plus rapidement dans la r\u00e9gion de Neuch\u00e2tel. Elle augmente de 23 % d\u2019ici 2040 (+30\u2019909 personnes). Une forte croissance est \u00e9galement attendue dans les r\u00e9gions de Fribourg (+11 % \/ +20\u2019689), Zurich (+10 % \/ +146\u2019737) et le Plateau de l\u2019Aar (+9 % \/ +25\u2019803). En revanche, cinq grandes r\u00e9gions du march\u00e9 du travail enregistreront un recul de la population en \u00e2ge de travailler : la baisse la plus marqu\u00e9e est attendue au Sopraceneri avec -10 % (-9\u2019262). Suivent les r\u00e9gions de Gen\u00e8ve (-8 % \/ -29\u2019512), Oberland bernois (-3 % \/ -4\u2019406), Sottoceneri (-3 % \/ -3\u2019275) et Berne (0 % \/ -995). La cons\u00e9quence est alarmante : m\u00eame dans le sc\u00e9nario optimiste, des centres importants comme Gen\u00e8ve, Berne et Lugano compteront en 2040 moins d\u2019acheteurs immobiliers potentiels qu\u2019aujourd\u2019hui.<\/p>\n<p>Dans le sc\u00e9nario bas, la Suisse n\u2019atteindra jamais la barre des 10 millions. Ce sc\u00e9nario se caract\u00e9rise par des taux de natalit\u00e9 plus faibles et une immigration nette l\u00e9g\u00e8rement en recul (mais restant nettement positive). Ici, la population en \u00e2ge de travailler diminue d\u2019ici 2040 dans la moiti\u00e9 des grandes r\u00e9gions du march\u00e9 du travail. Nous attendons d\u00e9sormais aussi un recul de la population entre 20 et 64 ans dans les r\u00e9gions du Jura-Bienne, de B\u00e2le et des Alpes orientales. Le march\u00e9 immobilier pourrait donc, selon le sc\u00e9nario, avoir d\u00e9j\u00e0 atteint son sommet dans la moiti\u00e9 de la Suisse.<\/p>\n<p>Il devient de plus en plus important de suivre de pr\u00e8s ces \u00e9volutions. Si le sentiment des acteurs du march\u00e9 change, que ce soit en raison de l\u2019\u00e9volution d\u00e9mographique, d\u2019un choc des taux d\u2019int\u00e9r\u00eat ou d\u2019\u00e9volutions politiques, les prix seront alors dict\u00e9s par les valeurs fondamentales. Et sur le march\u00e9 immobilier, cela signifie l\u2019\u00e9volution de la demande en logements. Un choc des prix sur le march\u00e9 immobilier pourrait ainsi affecter tr\u00e8s diff\u00e9remment les diverses r\u00e9gions de Suisse.
