L\u2019objectif du SSREI est de cr\u00e9er, en collaboration avec le SNBS, une coh\u00e9rence de contenu en mati\u00e8re de durabilit\u00e9 au sein des portefeuilles immobiliers. Le SSREI permet d\u2019\u00e9valuer l\u2019existant et ainsi d\u2019identifier ses points forts et ses faiblesses. Les d\u00e9ficits repr\u00e9sentent en m\u00eame temps des potentiels pour des r\u00e9novations.<\/h5>\n

Gr\u00e2ce \u00e0 une analyse de portefeuille selon le SSREI, les diff\u00e9rents immeubles d\u2019un portefeuille immobilier sont \u00e9valu\u00e9s sur la base de 36 indicateurs couvrant des aspects sociaux, \u00e9conomiques et \u00e9cologiques. Cette \u00e9valuation met en \u00e9vidence les points forts et les faiblesses correspondants. Il peut s\u2019agir de d\u00e9ficits pouvant \u00eatre corrig\u00e9s par des mesures op\u00e9rationnelles (OPEX), mais \u00e9galement de lacunes n\u00e9cessitant g\u00e9n\u00e9ralement une r\u00e9novation (CAPEX).<\/p>\n

L\u2019analyse du b\u00e2timent selon le SSREI constitue ainsi la premi\u00e8re \u00e9tape de la planification strat\u00e9gique d\u2019une r\u00e9novation, \u00e0 savoir l\u2019analyse. Elle permet de poser les bases pour la d\u00e9finition d\u2019objectifs clairs du projet et le d\u00e9veloppement de strat\u00e9gies de solution sur mesure.<\/p>\n

Le SNBS peut ensuite s\u2019inscrire directement dans les phases suivantes de la planification, les deux instruments \u00e9tant coh\u00e9rents sur le fond, puisqu\u2019ils reposent tous deux sur la norme SIA 112\/1 \u00ab Construction durable \u2013 B\u00e2timent \u00bb.<\/p>\n
