En tant que pionni\u00e8re en mati\u00e8re de durabilit\u00e9, Losinger Marazzi consid\u00e8re ces projets comme un processus r\u00e9unissant des exigences environnementales, sociales et \u00e9conomiques. Les aspects climatiques et les objectifs de r\u00e9duction des \u00e9missions sont pris en compte d\u00e8s le d\u00e9but, les parties prenantes sont activement impliqu\u00e9es et la transformation est soigneusement pilot\u00e9e. Les objectifs sont la d\u00e9carbonisation du parc immobilier gr\u00e2ce \u00e0 la transition des \u00e9nergies fossiles vers les \u00e9nergies renouvelables, par la r\u00e9duction, l\u2019adaptation et la r\u00e9utilisation des mat\u00e9riaux, ainsi qu\u2019une am\u00e9lioration de la qualit\u00e9 de vie. Cette approche renforce la r\u00e9silience des b\u00e2timents, r\u00e9duit les risques li\u00e9s au climat et, gr\u00e2ce \u00e0 des mesures de durabilit\u00e9 int\u00e9gr\u00e9es tr\u00e8s t\u00f4t, diminue les co\u00fbts. Parall\u00e8lement, la valeur des constructions augmente gr\u00e2ce \u00e0 une qualit\u00e9 sup\u00e9rieure et \u00e0 leur d\u00e9montabilit\u00e9. L\u00e0 o\u00f9 se situe la Maison de Retraite du Petit-Saconnex, se trouve aujourd\u2019hui, gr\u00e2ce \u00e0 un concept de densification mod\u00e9r\u00e9e, des logements abordables suppl\u00e9mentaires, une r\u00e9sidence h\u00f4teli\u00e8re et des espaces communs \u2013 construits selon les standards Minergie-P et HPE (Haute Performance \u00c9nerg\u00e9tique). Le projet illustre de mani\u00e8re exemplaire comment une transformation urbaine peut r\u00e9ussir de fa\u00e7on durable. Le parc de cinq hectares entourant la maison de retraite a \u00e9t\u00e9 revitalis\u00e9 et est d\u00e9sormais accessible au public. De plus, avec plus de 90 arbres d\u2019essences diff\u00e9rentes, cet espace vert favorise la biodiversit\u00e9 et am\u00e9liore la qualit\u00e9 de vie des habitants.<\/p>\n<p>Au Spenglerpark \u00e0 M\u00fcnchenstein (BL), un espace existant a \u00e9galement \u00e9t\u00e9 r\u00e9utilis\u00e9 de mani\u00e8re intelligente. Sur le site d\u2019une ancienne zone industrielle, le nouveau campus de formation en sant\u00e9 a vu le jour \u2013 un lieu ouvert, connect\u00e9 et en dialogue avec la commune. Le projet incarne une approche globale o\u00f9 culture architecturale, int\u00e9gration sociale et d\u00e9veloppement \u00e9conomique vont de pair. Gr\u00e2ce \u00e0 la conservation de la structure porteuse, les \u00e9missions de CO2 li\u00e9es \u00e0 la phase de construction ont \u00e9t\u00e9 consid\u00e9rablement r\u00e9duites. Le d\u00e9fi r\u00e9side dans l\u2019adaptation insuffisante du patrimoine aux besoins actuels et futurs des utilisateurs. L\u2019objectif \u00e9tait une meilleure int\u00e9gration de la maison de retraite dans son environnement urbain.
