D\u00e9j\u00e0 dans la version pr\u00e9c\u00e9dente de 2017, une grande importance \u00e9tait accord\u00e9e \u00e0 la durabilit\u00e9. Ce principe a \u00e9t\u00e9 maintenu dans la nouvelle \u00e9dition, et les recommandations en mati\u00e8re de durabilit\u00e9 ont \u00e9t\u00e9 d\u00e9velopp\u00e9es de mani\u00e8re cibl\u00e9e.<\/h5>\n<p>La Royal Institution of Chartered Surveyors (RICS) est une association professionnelle de premier plan regroupant des experts immobiliers et des \u00e9valuateurs de renom. Elle compte plus de 140 000 membres dans 140 pays. RICS Suisse rassemble plus de 500 membres. \u00c0 l\u2019instar des SVS (Swiss Valuation Standards), la RICS d\u00e9finit les r\u00e8gles g\u00e9n\u00e9rales pour les \u00e9valuateurs. Ces normes, appel\u00e9es RICS Valuation \u2013 Global Standards (\u00ab Red Book \u00bb), sont r\u00e9vis\u00e9es p\u00e9riodiquement en fonction des \u00e9volutions actuelles.<\/p>\n<p>Depuis le d\u00e9but de cette ann\u00e9e, la version la plus r\u00e9cente est d\u00e9sormais en vigueur. Elle inclut \u00e9galement le th\u00e8me de la durabilit\u00e9, qui est pr\u00e9sent\u00e9 de mani\u00e8re plus compl\u00e8te et d\u00e9taill\u00e9e que dans la version pr\u00e9c\u00e9dente de 2017. Le principe \u00e9tabli est que la durabilit\u00e9 constitue un moteur de valeur important pour l\u2019immobilier, raison pour laquelle les \u00e9valuateurs sont tenus d\u2019en tenir compte.<\/p>\n<p>La durabilit\u00e9 est encore un domaine jeune, et il n\u2019existe pas encore de donn\u00e9es tangibles et empiriquement fond\u00e9es permettant de la mesurer de mani\u00e8re syst\u00e9matique. Toutefois, les connaissances en la mati\u00e8re sont en constante \u00e9volution.<\/p>\n<p>Quels sont les aspects que la RICS consid\u00e8re d\u00e9sormais comme d\u00e9terminants pour la valeur ? La liste suivante apporte des \u00e9claircissements \u00e0 ce sujet :<\/p>\n<ul>\n<li>Natural environmental constraints (Risques naturels)<\/li>\n<li>Non-natural constraints ; contamination and hazardous substances (Sites contamin\u00e9s et substances polluantes)<\/li>\n<li>Transition and stranding risk (Protection du climat)<\/li>\n<li>Circularity (\u00c9conomie circulaire)<\/li>\n<li>Social and governance considerations ; location, mobility, connectivity and other property interests (Aspects sociaux et gouvernance)<\/li>\n<\/ul>\n<p>Il est frappant de constater que cette liste est compatible avec la norme suisse SIA 112\/1 \u00ab Construction durable &#8211; B\u00e2timent \u00bb, qui a servi de base au SNBS- B\u00e2timent (le label f\u00e9d\u00e9ral pour les b\u00e2timents) ainsi qu&rsquo;au SSREI (le standard d\u00e9velopp\u00e9 par le secteur priv\u00e9 pour l\u2019\u00e9valuation durable des biens immobiliers).
