Elle offre un aper\u00e7u des march\u00e9s immobiliers de Zurich, Gen\u00e8ve, Berne, Lausanne, B\u00e2le et Zoug, et analyse entre autres la disponibilit\u00e9 des surfaces de bureaux conformes aux crit\u00e8res ESG.<\/h5>\n<p>Fin 2023, un premier recensement des surfaces de bureaux disponibles et conformes aux crit\u00e8res ESG a \u00e9t\u00e9 r\u00e9alis\u00e9 en Suisse, suivi d\u2019une nouvelle enqu\u00eate fin 2024. Comme l&rsquo;ann\u00e9e pr\u00e9c\u00e9dente, l&rsquo;analyse prend en compte les surfaces de bureaux situ\u00e9es dans des b\u00e2timents certifi\u00e9s par un ou plusieurs des labels suivants : BREEAM, DGNB, greenproperty, LEED, Minergie, SNBS, 2226 et le site 2000 watts. Dans certains cas exceptionnels, des b\u00e2timents non certifi\u00e9s ont \u00e9galement \u00e9t\u00e9 inclus, \u00e0 condition qu&rsquo;ils r\u00e9pondent \u00e0 des normes \u00e9lev\u00e9es de durabilit\u00e9.<\/p>\n<h5>Augmentation des surfaces de bureaux conformes aux crit\u00e8res ESG<\/h5>\n<p>Par rapport au recensement de l&rsquo;ann\u00e9e pr\u00e9c\u00e9dente, l&rsquo;offre de surfaces de bureaux conformes aux crit\u00e8res ESG a augment\u00e9 \u2013 tant en valeur absolue (+85&rsquo;500 m2) qu&rsquo;en proportion de l&rsquo;offre totale (34,3% contre 30,8% l&rsquo;ann\u00e9e pr\u00e9c\u00e9dente). Cette \u00e9volution se manifeste dans presque toutes les grandes r\u00e9gions du march\u00e9, \u00e0 l&rsquo;exception de la r\u00e9gion de Zoug.<\/p>\n<h5>Concentration \u00e0 Zurich et \u00e0 Gen\u00e8ve<\/h5>\n<p>84% des surfaces de bureaux conformes aux crit\u00e8res ESG se situent dans les deux plus grands march\u00e9s de bureaux, Zurich et Gen\u00e8ve. Dans ces villes, les bureaux durables repr\u00e9sentent une part significative de l&rsquo;offre totale : 37,7% \u00e0 Zurich et 52,9% \u00e0 Gen\u00e8ve. Les r\u00e9gions de Berne et de Zoug comptent actuellement le moins de bureaux conformes aux crit\u00e8res ESG. Cependant, cette situation devrait s&rsquo;am\u00e9liorer dans les ann\u00e9es \u00e0 venir : d&rsquo;ici 2027, 98&rsquo;000 m2 de nouvelles surfaces de bureaux seront livr\u00e9es \u00e0 Berne et 75&rsquo;000 m2 \u00e0 Zoug, r\u00e9pondant presque enti\u00e8rement \u00e0 des exigences \u00e9lev\u00e9es en mati\u00e8re de durabilit\u00e9.<\/p>\n<p style=\"text-align: center;\"><a ref=\"magnificPopup\" href=\"https:\/\/ssrei.ch\/wp-content\/uploads\/2025\/02\/Grafik_FR.png\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-12985 size-us_2000_600\" src=\"https:\/\/ssrei.ch\/wp-content\/uploads\/2025\/02\/Grafik_FR-478x600.png\" alt=\"\" width=\"478\" height=\"600\" srcset=\"https:\/\/ssrei.ch\/wp-content\/uploads\/2025\/02\/Grafik_FR-478x600.png 478w, https:\/\/ssrei.ch\/wp-content\/uploads\/2025\/02\/Grafik_FR-239x300.png 239w, https:\/\/ssrei.ch\/wp-content\/uploads\/2025\/02\/Grafik_FR-817x1024.png 817w, https:\/\/ssrei.ch\/wp-content\/uploads\/2025\/02\/Grafik_FR-80x100.png 80w, https:\/\/ssrei.ch\/wp-content\/uploads\/2025\/02\/Grafik_FR-159x200.png 159w, https:\/\/ssrei.ch\/wp-content\/uploads\/2025\/02\/Grafik_FR-319x400.png 319w, https:\/\/ssrei.ch\/wp-content\/uploads\/2025\/02\/Grafik_FR-120x150.png 120w, https:\/\/ssrei.ch\/wp-content\/uploads\/2025\/02\/Grafik_FR-60x75.png 60w, https:\/\/ssrei.ch\/wp-content\/uploads\/2025\/02\/Grafik_FR.png 921w\" sizes=\"auto, (max-width: 478px) 100vw, 478px\" \/><\/a><\/p>\n<h5>Peu de surfaces de bureaux durables dans les centres-villes<\/h5>\n<p>Malgr\u00e9 l&rsquo;offre croissante, la disponibilit\u00e9 de surfaces de bureaux conformes aux crit\u00e8res ESG reste tr\u00e8s limit\u00e9e dans les emplacements centraux. Alors que 34,3% des surfaces de bureaux disponibles r\u00e9pondent aux crit\u00e8res de durabilit\u00e9 \u00e0 l&rsquo;\u00e9chelle nationale, cette proportion n&rsquo;atteint que 7,6% dans les centres-villes et les quartiers d&rsquo;affaires (CBD). Sans Gen\u00e8ve, o\u00f9 9&rsquo;400 m2 (24,8% de l&rsquo;offre dans le CBD) sont conformes aux normes ESG, cette part chuterait m\u00eame \u00e0 2,1%.<\/p>\n<h5>Forte demande pour des surfaces de bureaux durables et centrales<\/h5>\n<p>Pour de nombreuses entreprises, les surfaces de bureaux r\u00e9pondant \u00e0 des normes \u00e9lev\u00e9es de durabilit\u00e9 gagnent en importance. Dans le m\u00eame temps, la centralit\u00e9 et la bonne accessibilit\u00e9 restent des crit\u00e8res essentiels dans le choix de l\u2019emplacement.
