Et o\u00f9 se situent les charges ?<\/h5>\n<p>GRESB et SSREI sont deux normes compl\u00e9mentaires pour \u00e9valuer la durabilit\u00e9 des soci\u00e9t\u00e9s immobili\u00e8res, respectivement des portefeuilles immobiliers. En tant que syst\u00e8me de gestion, le GRESB n&rsquo;\u00e9value la qualit\u00e9 durable des immeubles qu&rsquo;indirectement, en mesurant le pourcentage de m\u00e8tres carr\u00e9s de surface utile principale (SUP) certifi\u00e9s.<\/p>\n<p>Comme le SSREI est un standard accessible au public et qu&rsquo;une v\u00e9rification ind\u00e9pendante et externe de l&rsquo;auto-\u00e9valuation est obligatoire, le GRESB le reconna\u00eet comme <span style=\"color: #ff9900;\"><a style=\"color: #ff9900;\" href=\"https:\/\/documents.gresb.com\/generated_files\/real_estate\/2024\/real_estate\/reference_guide\/complete.html#building_certification_list\" target=\"_blank\" rel=\"noopener\">Certification Scheme<\/a><span style=\"color: #000000;\"> dans la cat\u00e9gorie \u00ab Operational Green Building \u00bb.<\/span><\/span><\/p>\n<p>Avec le Swiss Central City Real Estate Fund et la 1291 La Fondation de Placement Suisse, les deux premiers portefeuilles immobiliers ont \u00e9t\u00e9 v\u00e9rifi\u00e9s de mani\u00e8re combin\u00e9e. D&rsquo;autres sont encore en phase de v\u00e9rification.<\/p>\n<h5>D\u00e9roulement<\/h5>\n<p>Les \u00e9tapes du processus sont bri\u00e8vement d\u00e9crites ci-dessous.<\/p>\n<p><strong>\u00c9tape 1 : \u00c9valuation et v\u00e9rification des indicateurs pertinents pour le GRESB<\/strong><\/p>\n<p>Les 10 indicateurs SSREI s\u00e9lectionn\u00e9s par le GRESB sont v\u00e9rifi\u00e9s par <a href=\"https:\/\/ssrei.ch\/fr\/organ-de-controle\/\" target=\"_blank\" rel=\"noopener\"><span style=\"color: #ff9900;\">l\u2019organe de contr\u00f4le<\/span><\/a>\u00a0ind\u00e9pendant, pour tous les immeubles du champ d&rsquo;application.<\/p>\n<p>Les indicateurs pertinents pour le GRESB par domaine :<\/p>\n<p><span style=\"color: #ff9900;\">Soci\u00e9t\u00e9<\/span><\/p>\n<p><span style=\"color: #ff9900;\">G3<\/span> \u00a0\u00a0 Services de base et lieux de rencontre publics<\/p>\n<p><span style=\"color: #ff9900;\">G12<\/span> \u00a0 Concept de ventilation<\/p>\n<p><span style=\"color: #ff9900;\">G15<\/span> \u00a0 Enveloppe du b\u00e2timent<\/p>\n<p><span style=\"color: #262261;\">\u00c9conomie<\/span><\/p>\n<p><span style=\"color: #262261;\">W7<\/span> \u00a0\u00a0 Potentiel d\u2018\u00e9nergies renouvelables<\/p>\n<p><span style=\"color: #262261;\">W8<\/span> \u00a0 Connexion aux transports publics<\/p>\n<p><span style=\"color: #262261;\">W9<\/span> \u00a0 Acc\u00e8s \u00e0 la parcelle et aux b\u00e2timents<\/p>\n<p><span style=\"color: #79a26d;\">Environnement<\/span><\/p>\n<p><span style=\"color: #79a26d;\">U1<\/span> \u00a0\u00a0\u00a0 Quantit\u00e9 des mat\u00e9riaux du gros \u0153uvre<\/p>\n<p><span style=\"color: #79a26d;\">U2<\/span> \u00a0\u00a0 Production de chaleur<\/p>\n<p><span style=\"color: #79a26d;\">U3<\/span> \u00a0\u00a0 Qualit\u00e9 des mat\u00e9riaux du gros \u0153uvre<\/p>\n<p><span style=\"color: #79a26d;\">U5<\/span> \u00a0\u00a0 Besoin en chaleur<\/p>\n<p>&nbsp;<\/p>\n<p><strong>\u00c9tape 2 : Processus de v\u00e9rification ordinaire et certification<\/strong><\/p>\n<p>Dans un deuxi\u00e8me temps, la v\u00e9rification SSREI ordinaire du portefeuille immobilier a lieu sur la base d&rsquo;\u00e9chantillons : Les \u00e9valuations de l&rsquo;ensemble des 36 indicateurs, moins les 10 indicateurs pertinents pour le GRESB d\u00e9j\u00e0 v\u00e9rifi\u00e9s, sont alors v\u00e9rifi\u00e9es par le comit\u00e9 de v\u00e9rification.<\/p>\n<p>Le processus se termine comme d&rsquo;habitude par la certification de l&rsquo;Association Suisse pour Syst\u00e8mes de Qualit\u00e9 et de Management (SQS).<\/p>\n<p>Ce processus a lieu chaque ann\u00e9e.<\/p>\n<h5>Co\u00fbts<\/h5>\n<p>Les co\u00fbts externes pour SSREI correspondent aux indications du tableau des prix SSREI accessible au public ;
