Tout comme le SNBS (Standard de Construction Durable Suisse), le SSREI s&rsquo;inspire de la norme SIA 112\/1 \u00ab Construction durable \u2013 B\u00e2timent \u00bb. De plus, le SSREI est <a href=\"https:\/\/ssrei.ch\/fr\/ameliorez-votre-notation-gresb-avec-ssrei\/\"><span style=\"color: #ff9900;\">reconnu par GRESB<\/span><\/a>, ce qui lui vaut une reconnaissance internationale.<\/p>\n<p>Dans cette s\u00e9rie th\u00e9matique, quelques-uns des 36 indicateurs d&rsquo;\u00e9valuation SSREI issus des domaines de la soci\u00e9t\u00e9, de l&rsquo;\u00e9conomie et de l&rsquo;environnement (EES) seront pr\u00e9sent\u00e9s chaque mois. Le cadre d&rsquo;analyse porte sur les donn\u00e9es \u00e9nerg\u00e9tiques. De plus, Aleksa Tatic de Renera souligne l&rsquo;importance des mesures techniques d&rsquo;optimisation des op\u00e9rations. Les donn\u00e9es fournissent des indications sur les potentiels possibles &#8211; que ce soit en ce qui concerne la structure du b\u00e2timent, la fonctionnalit\u00e9 des \u00e9quipements techniques ou le comportement des locataires.<\/p>\n<p>C&rsquo;est pourquoi nous tenons \u00e0 vous pr\u00e9senter dans cette \u00e9dition les deux indicateurs SSREI suivants de plus pr\u00e8s : les co\u00fbts de gestion et de r\u00e9paration ainsi que les besoins en chaleur.<\/p>\n<h5>W1 Co\u00fbts d\u2019exploitation et r\u00e9paration<\/h5>\n<p>Un bon entretien (nettoyage, maintenance, etc.) r\u00e9duit les co\u00fbts de r\u00e9paration et de maintenance et retarde le moment de la fin du cycle de vie d&rsquo;un b\u00e2timent.<\/p>\n<p>L&rsquo;\u00e9valuation porte sur la strat\u00e9gie de maintenance ainsi que sur l&rsquo;entretien op\u00e9rationnel du b\u00e2timent. Un manuel d&rsquo;exploitation ou un cahier des charges adapt\u00e9 \u00e0 la complexit\u00e9 du b\u00e2timent est donc requis, \u00e9ventuellement compl\u00e9t\u00e9 par des contrats de service et de maintenance ou des accords avec un fournisseur de services FM int\u00e9gral. Les preuves de leur mise en \u0153uvre sont \u00e9galement v\u00e9rifi\u00e9es.<\/p>\n<h5>U5 Besoin en chaleur<\/h5>\n<p>Cette \u00e9valuation porte sur les besoins \u00e9nerg\u00e9tiques effectifs, qui sont requis par le b\u00e2timent, y compris ses \u00e9quipements techniques. La consommation d&rsquo;\u00e9lectricit\u00e9 domestique, qui repr\u00e9sente environ 30 % de la consommation totale d&rsquo;\u00e9nergie des b\u00e2timents, n&rsquo;est pas prise en compte.<\/p>\n<p>\u00c0 ce jour, le SSREI ne prescrit pas de m\u00e9thode de collecte de donn\u00e9es \u00e9nerg\u00e9tiques. Les mesures et les calculs sont accept\u00e9s \u2013 \u00e9ventuellement m\u00eame dans des limites raisonnables d&rsquo;estimations, de simulations ou de projections \u2013 dans la mesure o\u00f9 ils fournissent des r\u00e9sultats plausibles et explicables. Les \u00e9missions de CO2 ne sont pas sp\u00e9cifiquement \u00e9valu\u00e9es, car elles d\u00e9coulent indirectement de l&rsquo;indicateur \u00ab U2 Production de chaleur \u00bb.<\/p>\n<p>En compl\u00e9ment, nous suivons de pr\u00e8s le d\u00e9veloppement de REIDA.
