Tout comme le SNBS (Standard de Construction Durable Suisse), le SSREI s&rsquo;inspire de la norme SIA 112\/1 \u00ab Construction durable \u2013 B\u00e2timent \u00bb. De plus, le SSREI est <span style=\"color: #ff9900;\"><a style=\"color: #ff9900;\" href=\"https:\/\/ssrei.ch\/fr\/ameliorez-votre-notation-gresb-avec-ssrei\/\">reconnu par GRESB<\/a><\/span>, ce qui lui vaut une reconnaissance internationale.<\/p>\n<p>Dans cette s\u00e9rie th\u00e9matique, quelques-uns des 36 indicateurs d&rsquo;\u00e9valuation SSREI issus des domaines de la soci\u00e9t\u00e9, de l&rsquo;\u00e9conomie et de l&rsquo;environnement (EES) seront pr\u00e9sent\u00e9s chaque mois. Lorsque cela est possible, un lien sera \u00e9tabli avec les contenus de la newsletter actuelle.<\/p>\n<p><span style=\"color: #ff9900;\"><a style=\"color: #ff9900;\" href=\"https:\/\/ssrei.ch\/fr\/interview-avec-michel-fleury\/\">Dans l&rsquo;entretien avec le SSREI<\/a><\/span>, M. Fleury explique que les sous-capacit\u00e9s sur le march\u00e9 du logement pourraient th\u00e9oriquement \u00eatre compens\u00e9es par les vacances dans le march\u00e9 des bureaux. Un obstacle majeur dans cette approche envisag\u00e9e est souvent la limitation de la flexibilit\u00e9 et variabilit\u00e9 d\u2019affectation de ces b\u00e2timents. De plus, Fleury souligne que la densification urbaine est un instrument indispensable pour cr\u00e9er des capacit\u00e9s suppl\u00e9mentaires. C&rsquo;est un indicateur de la consommation de la ressource extr\u00eamement limit\u00e9e en Suisse, telle que la superficie de sol (m2 \/ personne), l&rsquo;\u00e9nergie op\u00e9rationnelle (surface de r\u00e9f\u00e9rence \u00e9nerg\u00e9tique \/ personne), ainsi que de l&rsquo;\u00e9nergie grise par personne n\u00e9cessaire \u00e0 la cr\u00e9ation de l&rsquo;espace. La r\u00e9duction de la densit\u00e9 d&rsquo;utilisation contribue de mani\u00e8re significative \u00e0 la r\u00e9duction globale de la demande d&rsquo;\u00e9nergie et des \u00e9missions de gaz \u00e0 effet de serre.<\/p>\n<p>Si aucune information sur le nombre d&rsquo;occupants n&rsquo;est disponible, le SSREI permet de collecter ces donn\u00e9es progressivement lors des changements de locataires. Des estimations sont suffisantes pour l&rsquo;efficacit\u00e9 de l&rsquo;espace.<\/p>\n<h5>G8 Flexibilit\u00e9 et variabilit\u00e9 d\u2019affectation<\/h5>\n<p>La variabilit\u00e9 d&rsquo;utilisation est une mesure de la polyvalence d&rsquo;un b\u00e2timent. La flexibilit\u00e9 d&rsquo;utilisation d\u00e9signe la possibilit\u00e9 d&rsquo;adapter la structure spatiale sans de grandes interventions, gr\u00e2ce \u00e0 une structure de support et de s\u00e9paration distincte. La flexibilit\u00e9 et la variabilit\u00e9 d&rsquo;utilisation contribuent \u00e0 r\u00e9pondre \u00e0 long terme \u00e0 des besoins vari\u00e9s et changeants des utilisateurs. Leur absence est donc un facteur cl\u00e9 de la vacance des locaux.<\/p>\n<h5>U10 Utilisation<\/h5>\n<p>L&rsquo;exploitation \u00e9value l&rsquo;\u00e9cart entre l&rsquo;exploitation effective par rapport \u00e0 l&rsquo;exploitation maximale autoris\u00e9e en fonction du r\u00e8glement de construction actuel et des r\u00e9glementations l\u00e9gales. Le coefficient effectif d&rsquo;exploitation est calcul\u00e9 \u00e0 partir de la surface de l&rsquo;\u00e9tage au sol hors-sol par rapport \u00e0 la superficie du terrain. Il est compar\u00e9 au coefficient d&rsquo;exploitation maximal selon le r\u00e8glement de construction de la commune correspondante. La diff\u00e9rence en pourcentage repr\u00e9sente le potentiel d&rsquo;exploitation. Si la surface de l&rsquo;\u00e9tage n&rsquo;est pas connue, elle peut \u00eatre estim\u00e9e (par exemple, la surface au sol du b\u00e2timent multipli\u00e9e par le nombre d&rsquo;\u00e9tages).<\/p>\n<p>L&rsquo;exploitation de la possibilit\u00e9 de densification d\u00e9termine l&rsquo;efficacit\u00e9 de l&rsquo;utilisation de l&rsquo;espace.
